Great news for buyers! The Federal Housing Administration will be cutting the premiums for its mortgage insurance, from 1.35% of a loan's value to about 0.85%. This means that typical first-time homebuyers will save $900 a year on their mortgage payments. Existing homeowners who refinance into an FHA loan will see similar savings.

According to the National Association of Realtors®, existing-home sales reached their highest pace of 2014 in September. Total existing-home sales, which are completed transactions that include single-family homes, townhomes, condominiums and co-ops, increased 2.4 percent to a seasonally adjusted annual rate of 5.17 million in September, from 5.05 million in August. Economists believe that low interest rates and price gains holding steady led to this increase.
Even more good news--The median existing-home price for all housing types in September was $209,700, which is 5.6 percent above September 2013. This marks the 31st consecutive month of year-over-year price gains.

The benchmark 30-year fixed-rate mortgage fell to 4.23 percent from 4.24 percent last week, according to the Bankrate.com national survey of large lenders. One year ago, that rate was 4.62 percent. It's a great time for borrowers/buyers. Experts say rates will not stay this low--they're expected to rise next year. The median sold price for homes in Maryland in July 2014 was $320,000, a slight drop from $323,000 in July of 2013.

According to the REALTORS Association of York & Adams Counties (RAYAC), the median sale price of homes in York County, and the number of homes sold in York County, increased by 1% each during the first 6 months of this year, when compared to January-July of last year. While the median sales price of homes in Adams County increased by 3% the first half of this year, the total number of homes sold has decreased.
“York County’s market appears to be stable while Adams County is having a harder time bouncing back,” said Paula Musselman, RAYAC President. “Historically the York & Adams housing market lags behind national trends. With the national housing market reporting good news, we hope that translates into a stronger fall season.”

For the week of June 26, national mortgage rates dropped. The 30-year fixed-rate mortgage fell 5 basis points to 4.28%, and the 15-year fixed-rate mortgage also dropped 5 basis points, to 3.39%. (A basis point is one-hundredth of 1 percent.) It's a great time to buy a home!

But, the number of homes sold in Adams County showed a 20% decrease since May of last year, and the number sold was up only 2% in York County. What does this mean??

“The big story this month is inventory. The bottom line is that we need more homes for sale,” said Paula Musselman, RAYAC President. “There are two primary reasons why some homes aren’t selling. Either they are priced above market value or they haven’t made the updates that buyers are expecting. You don’t have to break the bank to get your home ready to sell. Some neutral paint and mulch can go a long way.”

The median sales price of homes sold in York County was 7% higher in March, 2014, than in March, 2013. In Adam County, the median sales price increased by 5%.* That's great news!
